Buying Or Selling Property? What Is The COVID-19 Impact On Settlements?
With the ongoing COVID-19 restrictions, there has been a refocus on electronic settlements for conveyancing matters in Queensland.
Duncan Murdoch, Quinn & Scattini Lawyers’ Director and Team Leader of the Business, Property and Conveyancing Teams sets out the current situation for conveyancing settlements:
“In Queensland, settlements can be effected by either physically attending settlements where there is a physical exchange of bank cheques for documents or to deal with settlements electronically using the platform known as PEXA (Property Exchange Australia).
With the government having issued guidance for many people to work from home, arranging and attending physical settlements is more difficult than is was pre- COVID-19 and we are seeing more electronic settlements being undertaken. Electronic settlements offer certain advantages to a seller and a buyer including monies being paid into accounts on the day of settlement and registration of title taking place on the day of settlement.
Quinn & Scattini has been operating as normal throughout the COVID-19 crisis and are able to assist seller and buyers by settling electronically or by physical attendance. We obtained PEXA accreditation over 12 months ago and so were already set up to handle the challenges that COVID-19 threw at us. With the Titles office having closed its public counters for lodgements, we were also in the beneficial position of already operating e-lodgement of documents to the Titles Office.
