Changes To Property Owner Tenant Laws
“35% of people rent their home. 90% of rental supply are Mum and Dad investors”.
Proposed changes to property owner and tenant laws were announced on Friday by the Queensland Government.
The changes are due to COVID-19 and include evictions being prohibited, rental payment waivers and non-essential inspections and maintenance on hold.
There are concerns and criticisms of the proposed changes.
Housing Minister, Mick de Brenni, stated “Neither landlords nor tenants are to blame for this, and now is the time for them to work together to get through this pandemic”.
The position of the Real Estate Institute of Queensland (“REIQ”) is that while the proposed changes provide support for tenants, there was very little “in here for the investor”.
The proposed changes provide tenants with a range of protections, from being evicted to not having to pay full rent.
REIQ concerns for property owners is that the proposed changes goes to break leases and allows tenants to refuse entry.
There is also confusion with separate reports from Federal Government which stated renters would have to pay the rent back.
Other stakeholders have commented that the proposed changes require further scrutiny before a bill drafted, yet alone tabled.
